When It’s Time to Replace or Retrofit a Metal Roof
Some metal roofs can be effectively repaired. Others have reached the point where ongoing patches are throwing good money after bad. We’ll help you tell the difference.
Common signs it may be time for metal roof replacement or retrofit:
Recurring leaks at seams, fasteners, or penetrations
Widespread rust, corrosion, or panel deterioration
Noticeable loose, backed-out, or missing fasteners
Persistent leaks even after multiple repair attempts
Significant hail damage, dents, or deformation
Roof is near or past its expected service life
High energy bills due to outdated, non-reflective surfaces
If you’re seeing these issues, it’s time for a thorough evaluation. We’ll inspect your existing system and let you know if a refined repair plan, full replacement, or metal retrofit is the best long-term option.
Metal Retrofit Systems for Aging Metal Roofs
If time has caught up with your metal roof — loose seams, rust, recurring leaks, interior drips — you don’t always need to tear everything off and start over. A metal retrofit system lets us install a new, single-ply roof right over your existing metal deck, creating a long-term solution without the cost, disruption, and risk of a full metal tear-off.
Instead of chasing leaks with temporary patches or coatings, we convert your problem metal roof into a fully insulated, single-ply system designed to handle temperature swings, expansion and contraction, and ponding water much more effectively.
Key advantages of a metal retrofit:
No full tear-off in most cases – Reduces cost, risk, and exposure of your building interior.
Minimal disruption to operations – No heavy demolition equipment, fewer safety concerns, and you can typically remain open during installation.
Flexible membrane moves with the building – The single-ply system expands and contracts with temperature changes, greatly reducing future seam and fastener problems.
Improved energy efficiency – Added insulation and a highly reflective white membrane help control interior temperatures and may qualify for local energy incentives.
Strong manufacturer warranties – NDL-style warranties with no ponding water exclusion and coverage for consequential damage, backed by Royalty’s own workmanship warranty and robust liability coverage.
How a Metal Retrofit Works
Over-Deck Installation
The new retrofit roofing system is installed directly over the existing metal deck — no full tear-off required in most cases.
Fill the Metal Flutes with Insulation
Rigid insulation is cut and placed into the metal roof flutes to create a solid base and improve the roof’s thermal performance.
Add a Second Insulation Layer
A continuous insulation layer is installed over the flute fill to create a flat surface and further increase R-value.
Install the Single-Ply Membrane
A prefabricated single-ply membrane (custom-manufactured to your roof’s layout) is mechanically fastened over the insulation. Because much of the seaming is factory-welded, on-site welding is reduced and quality is more consistent.
Heat-Welded Flashings & Details
Prefabricated flashings for stacks, curbs, and other penetrations are heat-welded on-site to form a monolithic, watertight covering, eliminating many of the seam and fastener problems that plague older metal roofs.
Why We Don’t Use Coatings on Metal Roofs
There are simply too many variables for coatings on metal roofs to align with our standards. Instead, we focus on proper repairs, engineered retrofits, or full metal replacements that solve the problem at its source.
They’re a band-aid, not a repair. Coatings don’t address underlying structural or detailing issues.
Application is highly sensitive to jobsite conditions — temperature, humidity, and wind all affect adhesion and cure.
Surface prep is critical and frequently inconsistent. If the roof isn’t perfectly cleaned and prepared, coatings can peel or fail early.
Expansion and contraction of metal panels can cause coatings to crack and split over time.
Performance varies too widely for us to confidently guarantee long-term results.
Metal Roof Repairs Before You Replace
Can Your Metal Roof Be Repaired Instead of Replaced?
Not every metal roof with issues needs to be replaced immediately. Our team can also provide system-specific metal roof repairs, such as:
-
Tightening or replacing backed-out fasteners
-
Resealing seams and panel joints
-
Repairing or replacing damaged panels
-
Addressing flashing issues at walls, curbs, and penetrations
-
Improving water management and drainage details
If an inspection shows that your roof is structurally sound and problems are localized, we’ll recommend repairs to keep it performing.
Our team will review your building, structure, and goals to recommend the right approach — not just the most expensive one.
Benefits of Metal Roofing for Commercial & Industrial Buildings
When installed correctly, metal roofing provides exceptional performance and value for large commercial and industrial structures.
Key benefits of a metal roof replacement or retrofit:
-
Long Service Life – Metal roofs commonly provide 40+ years of performance with proper maintenance.
-
High Wind & Hail Resistance – Engineered systems stand up to Colorado’s storms when correctly installed and detailed.
-
Energy Efficiency – Reflective finishes help reduce cooling loads and improve comfort.
-
Low Maintenance – Fewer moving parts than many membrane systems, with long-lasting durability.
-
Strong Manufacturer Warranty Options – System warranties available when installed to spec by qualified contractors.

Can you retrofit a new metal roof over my existing roof?
In many cases, yes. If the structure and existing system are suitable, a metal retrofit can be a cost-effective way to get a new code-compliant metal roof without a full tear-off.
How long does a metal roof replacement or retrofit take?
Project timelines vary by size and complexity, but most commercial metal projects take a few weeks. We’ll give you a realistic schedule and plan work to minimize disruption.
Can you repair my existing metal roof instead of replacing it?
Often, yes. We repair metal roofs by addressing fasteners, seams, flashing, and localized damage. If we find that your roof is at the end of its life, we’ll explain why and outline replacement or retrofit options.
Do you help with hail and storm damage claims on metal roofs?
Yes. We provide inspections, documentation, and scopes of work for storm-damaged metal roofs and can coordinate with adjusters as needed.
